Pricing Your PropertyYour property has many values: one to the tax assessment office, one to your mortgage underwriter, and yet one to you. It also has different values to prospective buyers depending on their needs, desires and financial resources. In the end, what detemines the price of your property is the market. The Comparative Market Analysis (CMA) Report is a roadmap to the correct listing price for your property - the price that will create competition amongst a pool of qualified buyers, and attract a strong offer (or multiple offers) within a relatively short period of time. Factors taken into account in a CMA Report are as follows:
Comparative Market AnalysisWhether you’re thinking of selling your house within the next year or are merely curious about what your property’s current value is today, or for any other reason it’s important that you obtain accurate information. When you make such a request from Ken Stef you’ll receive a custom-prepared Comparative Market Analysis (CMA) that indicates what today’s buyers are willing to pay for a house like yours in your area. There is neither cost nor obligation on your part whatsoever for this CMA and your information is kept strictly confidential as mandated by the Personal Privacy Act, the Superintendant of Real Estate and the Real Estate Council of BC. See also our Privacy Policy here >>>. This CMA is not intended to cause or induce breach of an existing agency agreement. This CMA is done by comparing the market activity and prices of homes in your neighbourhood that are similar to yours. Prices for homes that have recently sold represent what buyers are prepared to pay. The price of homes currently listed for sale represents the price sellers hope to obtain. And those listings that have expired were generally overpriced or poorly marketed. A professionally designed and carefully prepared CMA may give you a unfair competitive advantage. For-sale-by-owner’s (FSBO) rarely have accurate information like this. My years of experience in marketing Vancouver real estate provides me with the intimate knowledge of the local housing market making me best qualified to interpret the data and make sound recommendations to you so that whatever the reason(s) for you requesting this data your subsequent decisions will be based on more accurate data. There are a multitude of critical factors that affect a property’s value that automated online systems cannot address like the actual floor plan, location, condition of the property, house design, buyer demographic, terms and conditions of past sales – the list goes on. I personally inspect the exterior and location of all properties before I begin to create the CMA. For an even more acurate CMA we will be pleased to view your property in person. This CMA is an estimate of the market value of your home, and is not to be interpreted as an Appraisal. Appraisals can only be issued by individuals and companies that are licensed to do so. They charge a fee for their services up front. If this is what you require and need help locating a duly licensed company, please contact me and I’ll send you a list including a website link. By understanding and evaluating the local housing market, I can adjust the sales strategy accordingly should you decide to sell and choose me to market your property. The last thing you want is your unsold home languishing because the selling strategy was developed without considering whether it’s a seller’s market, a buyer’s market, or somewhere in between (balanced). Understanding market conditions is as simple as knowing the basic law of supply and demand. When there are more homes for sale than there are potential buyers, house prices drop. When there are fewer houses on the market than there are buyers, house prices will climb. When the number of homes on the market is roughly equal to the number of buyers, it’s called a balanced or normal market. How Do I Get a Free Comparative Market Analysis?
